Stage 3 — Laser Scanning and Data Capture
We deploy calibrated terrestrial LiDAR scanners across the planned scan positions, capturing the full interior and exterior geometry of the site. Scan positions are selected to minimize shadow areas regions that fall behind obstructions and aren’t captured while maximizing efficiency. For large or complex sites, we supplement terrestrial scanning with drone-based LiDAR where needed.
Stage 4 — Point Cloud Registration and QA
Individual scan positions are registered into a unified point cloud using specialist software and validated against control points. We check for coverage gaps, registration accuracy, and overall point cloud quality before any modeling work begins. If gaps exist that require a return site visit, we identify them at this stage not after modeling has started.
Stage 5 — As-Built Modeling or Drawing Production
Our BIM team builds the as-built model in Revit using the registered point cloud as a spatial reference, modeling all agreed elements at the specified LOD. As-Built Modelling Services
As-built drawings are 2D documents plans, sections, elevations showing the building as it was constructed. As-built BIM models are intelligent 3D parametric models containing the same geometry plus embedded data, suitable for clash detection, quantity takeoffs, renovation design, and facility management integration. The right choice depends on what you’ll do with the information.
Professional terrestrial laser scanners achieve point cloud accuracy of 2 to 5 millimeters under standard conditions significantly better than manual tape measurement, which typically introduces errors of 10 to 50 millimeters or more. The BIM model is built from that scan data, so the resulting as-built model reflects actual site geometry with a level of precision that manual surveys simply can’t match at scale.
Yes, we deliver both as standard. The registered point cloud serves as a permanent spatial reference you can load it alongside the model in Revit or Navisworks to verify that the modeled geometry matches the scan, and it remains available for future scopes where additional modeling or verification may be needed. Point clouds are delivered in E57, RCP, and RCS formats.
LOD 200 suits early-stage feasibility and space planning. LOD 300 is the most common choice for renovation design, construction documentation, and general facility management. LOD 350 is appropriate when multi-discipline coordination and clash detection are required. LOD 400 is needed for fabrication-level detail. We discuss LOD with every client at brief stage the right level is driven by end use, not convention.
